As lawyers, we provide comprehensive legal counsel well beyond the limited legal services provided by a real estate agent. And here’s the best part: we rebate to YOU 100% of the commission that we receive at closing as your broker.
HOW IT WORKS
You hire WaLaw Realty as your real estate broker and Blackmon Holmes PLLC as your attorney for a combined flat fee. Then you use the internet to find homes for sale on the Northwest Multiple Listing Service (also called the NWMLS or simply the MLS). When you’ve found one or more houses you’re interested in seeing, call us to set up a tour. Our flat fee includes four hours of home tours and, if that’s not enough, an unlimited number of tours at $50 per hour.
As your broker, we’ll also provide focused real estate brokerage services including: assistance in gathering information about properties for sale, preparing price opinions as to a property’s value, and attending your inspection and appraisal. Additional brokerage services are also available on an hourly fee basis.
When you find the right home and are ready to make an offer, our attorneys at Blackmon Holmes PLLC will provide all the legal services necessary to purchase the home while fully protecting your legal interests. This includes drafting contracts, negotiating on your behalf, reviewing title, advising you on inspection repairs and credits, and more.
Then at closing we will rebate 100% of the commission paid to us as your broker. Typically, sellers pay 3% of the purchase price to the buyer’s agent. This means on a $600,000 purchase we’ll rebate $18,000 to you at closing. We don’t know of anybody, anywhere that offers a 100% commission rebate let alone a rebate and the level of legal expertise we bring to the table.
BENEFITS AND DRAWBACKS
Because we combine a real estate brokerage and a law firm you get two major benefits that ordinary agents just can’t provide. Obviously, the first benefit is our 100% commission rebate.
Second and just as important, we provide better legal representation in what may be the biggest purchase you’ll ever make. Attorneys are held to a higher standard than real estate agents thus we will never represent anyone else in the transaction. A conventional real estate agent, in contrast, is held to a lower standard and may represent both you and the seller despite the glaring conflict of interests. Similarly, real estate agents may only provide limited legal services because they’re not licensed to practice law. Thus, they’re very limited in the ways they’re allowed to counsel a buyer about the buyer’s legal rights and obligations or the ramifications of a given transaction.
Our clients, however, are not subjected to such limitations. As lawyers, we have the training and experience to provide you all of the legal counsel and practical knowledge you’ll need to successfully buy the house of your dreams.
There are limitations, though. Because we charge low flat fees instead of large commissions we have to create efficiencies and eliminate excessive costs. To do this we eliminate the unnecessary hand holding that real estate agents typically provide. For instance, we rely on you to conduct your own online search to find homes that appeal to you and to research the surrounding area to your satisfaction. We’ll advise you on the results of this research and we’ll provide 4 hours of home tours and unlimited tours beyond that at $50 per hour to make sure you see all the homes you want. Contrast this approach with commissioned agents who will show you 50 or 60 homes for “free” but then take a huge commission which is built into the price of the home. For example, on a $500,000 home the buyer’s agent traditionally gets 3% which amounts to $15,000. If you need someone to search for you and to walk you through every house within a ten mile radius, then we’re probably not the right fit for you. However, if you’re like us and you think $15,000 is way too much to pay for “free” research and tours, then WaLaw may be perfect for you.
