At WaLaw Realty, we provide our clients the services of a real estate broker AND attorney while charging lower fees than traditional brokers

For sellers, we charge a 1% listing fee based on the final sales price of the home (subject to our $8,000 minimum fee). There are no up front charges and the entire balance is paid at closing when, and only when, your house successfully closes.  If it doesn’t close, you don’t pay.  Sellers will also offer a commission for the buyer’s agent to incentivize agents to show and sell the home.  This commission is typically 2.5% or 3% but is ultimately set by the seller.  If the buyer does not use an agent, then the seller gets to keep the buyer’s agent commission (we never represent both sides so that commission never comes to us).

For buyers, we rebate up to 50% of the commission we receive from the seller at closing (subject to our $9,000 minimum fee). The commission rebate goes towards paying the buyer’s closing costs and prepaid items like property taxes and insurance.  If there’s money left over it usually gets taken off of the loan amount or sales price (we’d love to give cash back to the buyer after closing but most lender’s won’t allow it).

Buyers are charged $500 when they initially engage us and that fee is meant as a gatekeeper to our services. Unlike most real estate brokers who are desperate to work with any buyer they can find so they can get that 3%, we only want to work with buyers who are very serious about buying a home and who place real value on having an attorney in their corner.
