WaLaw Realty combines the best of a real estate brokerage company and a law firm. We were founded in 2009 by real estate attorneys who thought there had to be a better way to help people buy and sell real estate. When you hire WaLaw, you get the benefit of working directly with an experienced attorney from Holmes Law Group, who advises you throughout your transaction. That’s right, WaLaw works hand-in-hand with the law firm to provide you seasoned advice on your transaction along with exceptional brokers with years of experience in the Seattle metropolitan market. We cover all your real estate needs.

With this model, we’re able to provide representation not just as your agent, but as your lawyer as well. This makes a big difference – and we offer expertise and services that conventional real estate agents can’t. As lawyers, we have a legal obligation that real estate agents do not have to adhere to – which means we are always looking out for your best interests.

Our fee structure is better too.

For Sellers, we charge a 1% listing fee (subject to an $8,000 minimum fee) which is paid at closing if and only if your house successfully sells.  If it doesn’t close, you don’t pay.  Sellers will also offer a commission to incentivize buyers’ agents to show and sell the house.  This commission is typically 2.5% or 3% but is ultimately set by the seller.  If the buyer does not use an agent, then the seller gets to keep the buyer’s agent commission (we never represent both sides so that commission never comes to us).

For Buyers, we rebate up to 50% of the commission we receive at closing (subject to a $9,000 minimum fee).   At closing the rebate goes towards paying your closing costs and prepaid items like property taxes and insurance.  If there’s money left over it gets taken off of the loan amount or the sales price. For Buyers, $500 is paid up front when you hire us and the balance comes due if, and only if, you successfully close on the purchase of a home. Why, you ask? This fee is meant to serve as a gatekeeper so that the only buyers who engage us are those that are very serious about buying a home and who place value on the legal services an attorney can provide. Buyers have three years to buy a home.

The end result - Since 2009, WaLaw has saved home buyers and sellers more than $8,000,000 in real estate commissions.
