Happy Belated Birthday to Us – Saving Buyers & Sellers Beaucoup $$ Since 2009

WaLaw Jersey (1280x720)So we’re very excited to be sponsoring our first sports team – Teeball in Magnolia – and it’s not too surprising that my 5 year old son picked this number for his jersey.  I took this photo a few days ago and have looked at umpteen times since but only now did it dawn on me that we’re 5 too!  WaLaw Realty was officially formed in February 2009.  Perhaps I overlooked it because I’ve always considered our start date to be when we rolled out the website which was late that summer.

In any case this seems like as good a time as any to reflect on the past 5 years.

–          $134,858,159 in total sales volume

–          $2,860,535 in buyer rebates and seller commission savings

–          Average buyer purchase price – $688,619

–          Average seller sales price – $568,657

–          Average buyer rebate – $14,038

–          Average seller savings – $12,239

–          Most expensive buyer purchase – $3,100,000 with a rebate of $65,844

–          Most expensive listing sold – $1,700,000 with a commission savings of $34,245

–          Least expensive buyer purchase – $168,000

–          Least expensive listing sold – $115,737

And we did all of this with a fraction of the staff and overhead of traditional brokerage companies.  Boo yah!!

I am incredibly lucky to have an incredible staff and the best clients in the world.  I can’t wait to see what the next five years brings!

October Home Sales & Closings

November 15th, 2012 by Claire

Congratulations to all of our clients who sold or bought a home last month using WaLaw Realty, totaling over $63,000 in rebates! Typically, the market tends to slow down in the fall, when the rain settles in and the kids get back to school – but 2012 is proving to be an unpredictable year. And once again we are busier than ever, and showing no signs of slowing down.

Check out our closings and rebates below, and for more information on the buyers side of the home purchase process, we just posted a great article (and info graphic!) here.

Seattle Home Buyer’s and Seller’s Savings – It Still Feels Like Summer Edition!

October 9th, 2012 by Claire

Last month we posted all about our buyers and sellers savings – summer edition. Maybe it’s just me, but I feel like September was summer edition part II!  Our clients saved a grand total of over $90,000 in September, that’s a lesson in back to school savings. Thinking of buying soon? Craig outlines the need for buyer representation in his latest blog post, “What is a buyers agent? Does a buyer need a buyer’s agent?” or this one on how our real estate agent commission rebate works.

For even more reasons, check out our closings and rebates below! (more…)

WaLaw Realty Combines the Best Features of a Real Estate Agent with a Lawyer's Expertise

WaLaw Realty Combines the Services of a Real Estate Agent with a Lawyer’s Expertise and Duty to the Client

When getting ready to buy a home, people frequently wonder whether they need a buyer’s agent.  If they found the house themselves – which is common these days – then what value do they get from a real estate agent?  The truth is you don’t need an agent to find your next home.  However, only a naive buyer would try to navigate the home-buying process all the way through closing without the assistance of a professional.  The goal is to find a qualified professional who can provide the right assistance, for the right price. The WaLaw Real Estate Agent Commission Rebate: How it Works, How You Save Money

September 14th, 2012 by Marc

Here at WaLaw, our No. 1 question from potential buyer clients is, “How does your rebate work?”  Or, as one potential client recently put it, “If we want to use you as our buyer’s agent, are you able to swoop in and collect that 3% fee?  Is the listing agency left out in the cold?”  While we love the image of WaLaw “swooping in” – It’s a bird.  It’s a plane!  It’s WaLaw!!” – the process isn’t quite that dramatic.  But we are able to capture the 3% commission and rebate it to our client without causing any problems whatsoever.  Here’s how:

We Work Within the Existing Real Estate Broker Commission System

The following illustrates the WaLaw rebate where the buyer (the woman) purchased a home for $500,00 and the seller (the man) offered the typical 3% commission to the buyer’s agent:

WaLaw + Redfin = $18,470 in Home Buyer Savings for Consumers

August 13th, 2012 by Marc

What savings look like

We’re pretty big fans of Redfin here at WaLaw.  They’re helping to change the way the real estate industry operates, for the better.  One of their big advantages is, like WaLaw, a fee lower than what is charged by a typical agent.  So when a Redfin seller sells to a WaLaw buyer, everyone saves a lot of money.  How much money?
On this transaction, total consumer savings (what our client saved, plus what the Redfin client saved) is $18,450.  (more…)

Seller Commission Savings and Buyer Agent Commission Rebate: Click to see the full infographic

Real estate agents have been charging a commission for a long time. This post will explain the process by which real estate agents get paid a commission, and what you can do to reduce that commission — and thus your costs — if you are thinking of buying or selling a home.

Real Estate Agent Commissions are Paid by the Seller

When a seller decides to sell her house, she signs a “listing agreement” with a real estate broker (commonly known as a real estate agent or realtor).  (more…)
