The Holmes Law Group and WaLaw Realty are offering a workshop on Wednesday, March 29th to anyone interested in buying or selling a home For Sale By Owner and cutting out the commissions.

Pizza, beer, and a lot of great insight whether you’re a first timer or old pro – all for just $5.  Real estate attorney and managing broker Marc Holmes has helped several hundred clients buy and sell homes on and off market. He will discuss:

  • The myth of “Full Service”and the superstar “Neighborhood” agent (every neighborhood has one and they’re usually not that super)

Afraid of Selling Your House This Fall? Don’t Be.

Historically low inventory and a plethora of buyers makes this fall a fiendishly good time to sell

Popular wisdom says wait until spring to sell your house.  Of course, that same wisdom says don’t take candy from a stranger yet 50 million US kids are going to do precisely that at the end of this month.  If you’ve been thinking about making a move, now may be the perfect time to trick tradition and treat yourself to a big bag of money.

The logic for waiting until spring is that there are fewer buyers looking during the fall and winter.  It’s assumed that buyers wanting certain schools won’t disrupt their kids’ schedule and that buyers have generally settled in to wait out the winter doldrums before diving back into the real estate market.  While that may be true for some buyers, it’s not true for all of them.  Moreover, there is a great corollary benefit for sellers: fewer homes for sale means less competition for the buyers that are still looking.

2015 has been plain awful for buyers and absolutely amazing for sellers.  Per the dark green lines in the charts below, courtesy of our friends at SeattleBubble.com, the past year is on pace to be among the best for homes sold despite being the worst for the number of homes for sale.  And inventory is about to drop even further off the proverbial cliff over the next few months which presents a ghoulish opportunity for the bold seller willing to defy conventional wisdom.

Interest rates are super low and there are plenty of buyers that want to buy a house.  Quite a few have lost out on bidding wars and are ready to pull the trigger the second a good house at a remotely decent price hits the market.  Many more are watching and waiting for just the right house to come along.

Seattle-Bellevue Home Buyer & Seller Seminars – 2015 Schedule

walaw-home-buyer-seminarsWaLaw Realty has historically conducted four to six free home buying & selling workshops per year.  These classes typically run in the evening from 6 pm to 8 pm at our office in Lower Queen Anne and we’re considering a lunch time class.

We provide pizza, beer and soda and give buyers and sellers an opportunity to hear from an experienced real estate attorney and broker on topics like these:

  • State of the local real estate market (it’s not all bidding wars even if that’s what it feels like)
  • Top 10 Things Home Buyers should Know to protect themselves
  • Advice for Home Sellers to sell their home quickly, for the best price, and avoid future liability.

We plan to host at least a few classes in 2015 and would like to know if folks would be interested in a lunch time class from noon to 2 pm?  Folks will be welcome to drop in and stay for as long as they like and then pop out.

WaLaw Jersey (1280x720)So we’re very excited to be sponsoring our first sports team – Teeball in Magnolia – and it’s not too surprising that my 5 year old son picked this number for his jersey.  I took this photo a few days ago and have looked at umpteen times since but only now did it dawn on me that we’re 5 too!  WaLaw Realty was officially formed in February 2009.  Perhaps I overlooked it because I’ve always considered our start date to be when we rolled out the website which was late that summer.

In any case this seems like as good a time as any to reflect on the past 5 years.

–          $134,858,159 in total sales volume

–          $2,860,535 in buyer rebates and seller commission savings

–          Average buyer purchase price – $688,619

–          Average seller sales price – $568,657

–          Average buyer rebate – $14,038

–          Average seller savings – $12,239

–          Most expensive buyer purchase – $3,100,000 with a rebate of $65,844

–          Most expensive listing sold – $1,700,000 with a commission savings of $34,245

–          Least expensive buyer purchase – $168,000

–          Least expensive listing sold – $115,737

And we did all of this with a fraction of the staff and overhead of traditional brokerage companies.  Boo yah!!

Times are good at WaLaw Realty, which means we’ve got lots of new business and we’re searching for exceptional people to help us better serve our clients.

We are building something entirely new in the real estate industry and the response we’ve received so far has been fantastic. Now we’re ready to go to the next level and we need people who will embrace our vision and who have great enthusiasm, a willingness to work very hard, and a “No-is-not-an-option” attitude. WaLaw seeks a highly motivated, client focused attorney to help it grow.  The attorney will primarily provide legal and brokerage services to transactional clients.  The legal services include contract drafting and negotiating, reviewing title reports, working with title, escrow and mortgage companies, reviewing closing documents.  Brokerage services include occasionally showing homes and formulating market value opinions based on comparable sales.  There will be opportunity for additional real estate related matters such as drafting and reviewing easements, covenants, tenancy in common agreements, etc.

Requirements:

  • Position requires a JD, Washington bar license in good standing, and Washington real estate broker’s license (or eligibility to obtain a broker’s license).
  • Past experience in residential real estate, title, escrow, and/or mortgage lending strongly preferred.
  • We don’t do any selling but we routinely deal with sales people so sales experience is a major plus.
  • The skills required to be successful include strong negotiation and advising skills, ability to execute quick and effective decisions, superior problem solving skills, and strong written and verbal communication skills.
  • Must have reliable car and insurance.

Primary Residence Exemption to COD Income Extended Thru 2013 – Great News for Short Sellers!

Later today — if he has not done so already — President Obama will sign legislation avoiding the “fiscal cliff” for at least another month or two.  (Insert rolled eyes here — is it really in the nation’s best interests to repeatedly address our financial issues on a temporary and piecemeal basis?)  This legislation includes fantastic news for sellers here in the State of Washington: The principal residence exemption to cancellation of debt income has been extended until the end of 2013 (see Section 202 of the act, link above).
